Construction Details

These are the superior construction specifications you can expect in every Heritage Home from Heritage Homes of Siouxland. We set high standards when selecting the materials and products used in every home.

Plans: Architectural building plans are included along with the suggested foundation and garage plans for the on-site construction work and for your use in obtaining a building permit and financing.

Laminated Beams: 1 ¾” x 9 ¼” engineered laminated beams run the entire length of the home for both the rim joists and the center structural beam. After the house is set on the foundation, the center beams of each modular section are bolted together with ½” steel bolts. This eliminates the need for a center steel beam and adds additional strength to the structure. One (1) 1 ¾” x 9 ¼” laminated beam is equal to two (2) 2 x 10’s in strength.

Floors: Floor joists are 2 x 10 select structural at 16” on center. The sub floor is ¾” tongue and groove oriented strand board (OSB), fastened with ring shank nails and adhesive. An open web truss joist is available as an option.

Walls: All load bearing walls are built with 2 x 6 studs 16” on center. The outside walls are sheathed with 3/8” OSB for strength and another layer of ¾” Johns Manville rigid foil faced foam insulation is applied for insulation and as an air barrier. The interior walls are built with 2 x 4 studs 16” on center.

Roof: The standard 6/12 roof pitch is framed with engineered trusses 24” on center and sheathed with ½” OSB. All loft and Cape Cod style homes have standard 8/12 roof pitch. Shingles are 30 year, 250 lb. Certainteed New Horizon Shangle applied over a double layer of 15 lb. asphalt impregnated felt. Eve overhangs are 22” and gable end overhangs are 16”.

Framing Connectors: All Heritage Homes meet the Simpson Strong Tie Well Connected House Standards for framing anchors and hurricane ties used in the floor system, outside walls, rim joists, wall to roof and other areas to reinforce structural framing members.

Siding: Standard siding is Certainteed Mainstreet vinyl siding with vinyl soffits and corner boards that never need painting, and carry a limited lifetime warranty. Other siding options include Hardiplank fiber cement wood grain lap siding with a limited 50 year transferable warranty, stained rough sawn 1 x 8 Western Red Cedar lap siding, and 2 x 8 log siding with wood soffits and fascia.

Insulation: Exterior walls have 5 ½” of R-19 fiberglass batt insulation with a vapor barrier between the studs. On the outside is 3/8” OSB sheathing and another layer of ¾” R-5.4 Johns Manville rigid foil faced foam insulation. The total R value for the exterior wall system is over R-25. The attic insulation is the highly efficient cellulose insulation blown in to an average of R-50.

Electrical: A 200 amp panel box is included as standard with 40 full size breaker spaces and ready to mount on the foundation wall. The house is completely wired and grounded per the National Electric Code. Bath, Kitchen, and exterior outlets have GFI protection all bedroom outlets have AFCI protection. Standard light fixtures by Sea Gull Lighting are included in Foyers, Hallways, Stairways, Dining Rooms, Kitchens, and Bedrooms. Outlets in Living Rooms and Family Rooms are switched for lamps. Baths come standard with lights above the mirror and exhaust fans. Front and rear exterior
light fixtures are included as well as front and rear GFI protected outlets. Smoke detectors are included and are hard wired and interconnected and include battery back up. Mounting the panel box and installing the electrical service is provided by others or your local Heritage Homes builder/dealer.

Windows: Windows are Gerkin Comfort Series superior thermal-efficient vinyl single hung with fusion welded main frames. The sashes provide optimum structural strength and excellent air infiltration and water penetration performance. The combination of vinyl profiles and double ¾” low E argon gas filled insulating glass makes Gerkin windows more thermally efficient than standard thermo-pane wood windows. Vinyl has excellent insulation properties and is a non conductor of heat and cold, so the window frame will be comfortable to the touch and will greatly reduce the chance of frost or condensation build up. The overall window performance has a U-value of 0.34 and an air infiltration rating of .17 CFM and carries the Energy Star Rating for window performance.

Exterior Doors: The front and rear doors are raised panel warp free steel with a wood thermal break, foam insulation, and adjustable thresholds. Most homes come standard with a Gerkin vinyl sliding patio door with 1” low E argon gas filled insulating glass.

Plumbing: All water lines are rigid copper and waste and vent piping is DWV Schedule 40 PVC plastic, stubbed out under the floor. Showers and tub/shower units are one piece Aqua Glass fiberglass units with Moen pressure balancing valves for anti-scald protection. The kitchen sink and bath lavatories have single lever Moen valves and PVC corrosive resistant waste traps. The water closets are Crane brand with high velocity 1.6 gallon flushing system. The water heater, hot/cold water connections, and drain, vent, and waste piping is provided and installed by others or Heritage Homes of Siouxland.

Heating: The standard heating design calls for the furnace and ductwork to be installed in a basement. Registers, boots and return air grills are installed through the floor for basement connections. Wiring for a thermostat is installed. The furnace, air conditioning, and ductwork is provided and installed by others or Heritage Homes of Siouxland.

Interiors: All interior walls and ceilings are sheet rocked and completely painted with a washable, vinyl latex, high build, low sheen enamel, Arizona White, by Iowa Paint Company. Rounded drywall corners are standard on all outside corners and on the window returns. Walls have a textured orange peel finish and the ceilings have a textured knock down finish.

Millwork: All trim, (casings, bases, jambs, and window sills) throughout the house is a natural premium oak wood. Interior doors are flush wood natural premium oak with natural premium oak jambs and casing. All windows include natural premium oak sills. All trim and doors are hand stained and finished in house (not pre-finished), using an environmentally safe aniline dye that penetrates the wood and brings out the woods natural wood grain better than solvent-based stains. The wood is then hand sealed and finished with resisthane, a water based polyurethane that is approximately nine times harder than solvent based products.

Kitchens: All cabinets are hand crafted and made in our own custom cabinet shop. Standard cabinet frames are solid natural oak with solid raised panel natural oak doors and ¾” shelving. The cabinets are also hand finished using the same upto- date process as used on the millwork explained above. The cabinets are also available in Cherry, Hickory, Pine, Alder and Maple. Countertops are Formica brand laminate tops with a 4” ceramic tile backsplash. Optional solid surface Hanex countertops are also available in a variety of colors. Stainless steel sinks with ½ HP, In Sink Erator, garbage disposal and single lever Moen faucet is standard. A range hood with charcoal filter is included over the range.

Baths: Vanities are the same hand crafted solid natural oak cabinetry as the kitchen cabinets described above. Countertops are Formica brand with solid oak edge and 4” ceramic tile backsplash. The sink is a drop in porcelain enameled sink with single lever Moen faucet. The main bath has a one piece fiberglass tub/shower made by Aqua Glass with smooth gel coat finish and curtain rod. Master baths have a one piece fiberglass shower made by Aqua Glass with a smooth gel coat finish and tempered glass shower door. Tubs, shower stalls, sinks, and water closets are standard in white.

Flooring: Each home includes vinyl flooring and carpet. The vinyl is Armstrong Midstar Tough Guard 14’ wide sheet vinyl for fewer seams, installed over ¼” underlayment in kitchens, baths, entries and laundry areas. Standard carpet is Shaw Industries premium upgrade Casual Living in brilliant stain resistance colors installed over a ½” high density foam pad. A high performance Saxony carpet is available room by room or for the whole house. Other custom flooring features would include Bruce hardwoods, Wilsonart laminate or ceramic tile.

Appliances: Sears dishwashers, ranges, cook top grills, refrigerators, and above the range microwaves are available as custom design features.

Codes: All Heritage Homes are inspected during construction and certified by the Nebraska Public Service Commission, Department of Housing, to comply with the International Residential Building Code or Uniform Building Code. All construction meets or exceeds the requirements for conventional financing.

Warranty: All Homes come with a limited one year workmanship warranty plus a ten year structural warranty. All product manufacturers’ warranties also apply.
